When do I need an architect?

You want to plan something according to your ideas and then have it built? Then the services of an architect are of great importance to you. Because the basic tasks of an architect include the technical, design and economic planning of building projects of any kind. This means that the architect is not only your planner, but also your manager, consultant and partner in one. Thus, the expertise of an architect, coupled with his contacts to authorities, construction companies, service providers and craftsmen is always a worthwhile investment.

What does an architect actually do?

The architect is the manager of your building project. He advises, supervises, plans, coordinates, controls, calculates and supports you in your project. The Fee Structure for Architects (HOAI) lists the services that an architect can provide. They are divided into nine service phases (LP): LP 1: Basic evaluation: clarification of the task, defining the framework conditions and objectives, summarizing the results.

LP 2: Preliminary planning: visualization of objectives as preliminary design, negotiation with authorities, cost estimation
LP 3: Design planning: prepare design plan, cost calculation, object description
LP 4: Approval planning: Completing the required documents and submitting the building application
LP 5: Execution planning: prepare execution plans in detail, joint determination of materials, coordination and integration of specialist planner services
LP 6: Preparation of award of contract: determination of masses and quantities for tenders / requests for proposals for trades, cost control
LP 7: Participation in the award of contract: Obtaining bids from companies, checking and evaluating them, preparing award proposals, comparing the results of the bidding process with the cost calculation, awarding the contract by the BH.
LP 8: Project supervision: construction management, coordination and supervision, invoice verification, cost control and determination, organization of the acceptance of the trades, handover of all required documents to the BU
LP 9: Object supervision and documentation: Object inspection for the determination of lack, pursuit of the warranty claims.

The architect does not always have to be commissioned for all nine service phases. Partial commissioning is sometimes sensible and of course also possible.

When do I contact the architect?

The cooperation starts optimally even before you actively start with the planning of your building project.
He or she will be able to assist you in making crucial decisions regarding your project, because he or she may be able to assess whether your architectural wishes can be realized there. Due to his professional competence he can give you recommendations at an early stage, support you in finding ideas and inform you about the range of services and the planning phases. If necessary, he will protect you from being overcharged by others and third parties.

What does an initial meeting with the architect cost?

When contacting the architect by phone or e-mail, briefly explain what you are interested in. This will enable the architect to prepare for the consultation in the best possible way. If available, you should bring all the documents relating to the project with you to the actual meeting. This facilitates the basis for the discussion, saves time and can provide information about the extent to which the architect and the client can plan and realize the project together. The more open the discussion, i.e. the more concretely your wishes and objectives and your financial budget are calculated, the more effective the discussion will be. Experience shows that there are no costs for the first briefing.

What does an architect cost?

Contrary to a widespread opinion, the architect’s fee is not calculated directly as a percentage of the value of the building sum, nor is it freely negotiable in the majority of building projects. It results from the legally prescribed fee schedule for architects and engineers (HOAI).
